Monon 46 Project Receives Approvals

Holladay Properties has received City approval of variances of development standards to build Monon 46, a mixed use project adjacent to the Monon Trail at 1121 E. 46th Street. The $16 million complex of four buildings will offer three three-story multi-family residential structures as well as a two-story commercial space. A total of 102 apartments will be split up between the three buildings; two of which will include Monon Trail frontage. The site plan indicates 60 one bedroom units and 42 two bedroom units. The two-story retail structure will contain 3,500 square feet of space and outdoor dining along the Monon Trail. To preserve the substantial number of mature trees along the western and southern edges of the site, City planning staff stipulated that a tree preservation plan shall be submitted for Administrator’s Approval prior to the issuance of an Improvement Location Permit for the site. The preservation plan shall include a tree inventory and show a significant tree preservation area along the south and west boundaries of the site. Construction will begin in early 2022.
